About Estates at Phillips Landing
Phillips Landing is a guard-gated community in Dr. Phillips, off Apopka Vineland Road south of Sand Lake Road. Inside are three neighborhoods, Heritage Bay, Bay Harbour and the Estates. The Estates is the lakefront section, with homes along Southern Breeze Drive facing Big Sand Lake.
Big Sand Lake is more than 1,000 acres, and it isn't part of the Butler Chain. That matters to some buyers and not at all to others. It's a big open lake on its own, with plenty of room for skiing, wakeboarding and long sunset views, and many Estates homes have private docks.
Homes in the Estates are custom, usually on half acre and larger lots, and most run from about 4,200 square feet to more than 8,000. Phillips Landing was built out from the mid 1990s through about 2011.
The gate is staffed around the clock, and residents share a boating dock, tennis, a playground and a gazebo. Each neighborhood has its own HOA under a master association.
Restaurant Row, Dr. Phillips shopping, the theme parks and I-4 are all close.
