What changed this month
Across the ten markets, 4 posted a higher median than the prior month and 6 posted a lower one. The largest move up was Dr. Phillips at +60.33%, and the largest move down was Windermere at -17.06%.
Month-over-month median swings of this size are common in markets that close a modest number of single-family homes each month, and they usually reflect the mix of what sold rather than a change in what any given home is worth. The smaller the market, the more a few closings move the number. Read these alongside months of supply, which moves more slowly and describes the balance between buyers and sellers more reliably than price alone.
Supply across the ten ranged from 2.50 months to 5.10 months. We classify on months of supply: under three months is a seller's market, three to six is balanced, and over six favors buyers. Those thresholds are ours, not the data source's, and we state them so you can judge the label rather than take it on faith.
How to read these numbers
Every figure on these pages comes from a single source, Stellar MLS, the multiple listing service these homes actually sold through, pulled on the same date for all ten markets so the month stamps match. We do not mix sources and we do not use consumer portals.
Days on market here is median cumulative days on market as Stellar MLS reports it. We also publish median percent of last list price, which is the number that tells you whether a fast sale was a strong one. Months of supply is Stellar's own calculation; the market classification applied to it is ours.
Medians move with the mix of what closed, not only with underlying value. Read the three-month direction rather than any single month, and treat a market-wide median as context rather than as a valuation of a specific property.
One further note on geography. Eight of the ten are city geographies; Dr. Phillips and Lake Nona are reported on ZIP geography, 32819 and 32827, because neither is an incorporated municipality. That distinction matters when comparing them to the other eight, since a ZIP footprint and a city boundary do not enclose the same housing stock.
